Avoid Costly Mistakes--Manage Home Remodeling Finances

Worst case scenario--you're in the middle of a major remodeling project, you're using cash to pay for updating your home, but the actual costs are above and beyond the initial estimates. There are steps you can take before you begin the remodeling project to ensure that you can cover all of the expenses without running out of funding.

Common Renovation Mistakes
The main renovation mistakes are:

  • Underestimating the remodeling costs
  • Switching contractors mid-project
  • Changing remodeling features or designs mid-project

Underestimating the remodeling costs
Updating your home begins with an estimate from your contractor. While the estimate should closely reflect the remodeling costs, the smart homeowner should add an extra 25% to the initial estimate. It's in your best interest to have some additional funding set aside for overages. After all, remodeling costs can and do change. Ask your contractor what overage percentage sounds reasonable. If they are experienced, they should be able to offer some guidance.

Switching Contractors
You may begin the project with one contractor but due to unforeseen circumstances, you may have to make a change. In any case, changing contractors might significantly impact the final remodeling costs. This is where the cushion you have built in functions as a safety net.

Changing Features and Designs
As you begin updating your home, creative remodeling ideas will fill your head. Perhaps you decide halfway through the project that you want to go ahead and upgrade your cabinets or want to include a hutch in your dream kitchen. These changes will increase your final expenditures and you may have to come up with additional funding. A project initially slated for a few hundred dollars may now come with a price tag of thousands. You'll need to have additional funds available or may have to dip into your savings to cover the bill.

The bottom line is, no matter what type of remodeling project you have in mind, updating your home will probably cost more than you initially expected. You can avoid costly last minute financing or seriously depleting your savings by choosing a reliable contractor, factoring in an overage, and sticking as closely as you can to your budget. That's not to say that exceptions won't come up. They always do. However, starting the project with a reliable estimate and a plan should ensure that your major remodeling project is completed on time and the costs come in close to the estimated budget.
