Basements usually end up housing forgotten objects instead of acting as functional spaces. They become extra large walk-in closets, storing children's toys and old clothes. Their doors usually remain shut when you have company over and basements are last on the list when you're thinking about remodeling, if they even make it to the list at all! But instead of neglecting that extra basement space, why not use it as a money making opportunity? Spruce it up, rent it out, and watch as your new basement apartment helps pay your mortgage.

Make Sure Your Basement is Up to Code
Before you begin executing grand design plans on your basement, curb your enthusiasm for a moment and put in a call to your local housing authority. To be allowed to rent out your basement, you need to make sure it has all of the proper electrical systems, smoke detectors, the ability to heat and cool, exits, light switches, and so on. The rules are different everywhere so make sure to check with the officials before proceeding with your remodel.

Keeping Things Dry: Waterproofing Your Basement
Basements are damp and cold by reputation, so you've got to warm things up if you plan on securing a tenant. To prevent mold and mildew from overtaking your remodel, apply a concrete sealer to your floors and walls before you paint or lay flooring.

Brighten Things Up: Lighting Tips
Maximizing both natural and artificial light is important when planning your remodel. If your basement has windows, use minimal window treatments and allow in as much light as possible. When installing artificial lighting in a basement, there's never "too much." Splash the ceiling with as much light as possible to make it seem higher than it really is.

The Fun Stuff: Basement Design Options
Stick to bright colors when making design decisions. Different shades of red, orange, yellow, or green can bring a pop of color to a usually gloomy space. Start by painting the walls, then move to area rugs and furniture.
